LANDLORD FEES
All Service Levels:
When receiving instruction to market a new property there is a one off payment of £190 Inc VAT. This includes Land Registry compliance, marketing photos and the property being added to the Rightmove portal and Acorn’s website.
Set-up fee of £495 Inc VAT (for all new tenancies)
The Set-up Fee includes:
Referencing for up to three tenants, including Guarantors. (Right to Rent check, financial credit check, I.D check, obtaining references from current employers/landlord). Additional references are £90 per applicant, Including Guarantors.
Tenancy agreement for landlord and tenant – Contract negotiation, adding special clauses where applicable, and arranging the signing of the tenancy agreement.
*50% of the Setup fee to be paid in advance at the point the landlord accepts an offer.
We offer free Rent Guarantee for the first six months of tenancy with the option for the landlord to renew this for a further term. This acts as an Insurance policy offering you peace of mind for the duration of the term.
Our ‘Full Management’ service is 12% + VAT (14.5% inc.) of the monthly rent, for the duration of the tenancy. This service includes the following:
Before Tenancy Fees:
- Market appraisal, photographs, and advice on preparation of tenancy and legal compliance.
- Adding the property to advertising portals, arrange and accompany viewings, negotiate rental terms on behalf of landlord and tenant.
- Referencing tenants – to include credit, employment and existing landlord/agent check.
- Organise Right to Rent checks with the tenant/s. Confirm Immigration status and verify passport in person.
- Prepare tenancy agreement for Landlord and tenant. Include any special clauses agreed by the Landlord.
- Arrange Gas, Electrical Safety and Legionella checks prior to tenancy start date. *These costs are charged separately via third party contractors.
- Arrange cleaning and garden preparation prior to tenancy – including house, carpets and windows. *These costs are charged separately via third party contractors.
- Arrange new Inventory and schedule check in with tenants. *These are charged separately via the Inventory Company.
During Tenancy Fees:
- Receive rent, and deposit from tenants. Register the tenant’s deposit with the DPS (Deposit Protection Scheme).
- Pay the landlord the balance of rent, minus agreed maintenance and commission, monthly in arrears.
- Provide monthly statements to landlord, showing rent, commission and any agreed maintenance.
- Manage all maintenance queries for the duration of the tenancy, arrange quotes and instruct contractors, with landlord’s prior agreement.
- Act as out of hours’ emergency contact for maintenance/tenant lock out.
- Regular property visits (every 3-4 months) – to check condition of property and email report to landlord detailing any required maintenance.
- At renewal – negotiate tenancy renewal and potential rent increase, once the initial tenancy term has passed. . Prepare new paperwork for landlord and tenant. £180.00 (Inc VAT).
End of tenancy Fees:
- Serve appropriate legal Notice in the event the landlord requires possession of the property: £60.00 (Inc VAT)
- Liaise with landlord and tenant regarding dilapidations from deposit following check out.
- Advise utility companies (Electric, Gas and Water) and Council Tax of change of occupier, and provide closing meter readings.
- Liaise with landlord and tenant regarding dilapidations from deposit following check out.
- Oversee the deposit refund process with the DPS. Handle any agreed deductions. Provide documentation/evidence for adjudication purposes, if deposit is disputed by tenant.
- Court attendance fees (if applicable): £78.00 (Inc. VAT) per hour
- Advise on any decoration/maintenance required if property is to be re marketed.
Our ‘Tenant Find’ service is 10% + VAT (12% Inc.) of the first years rent. *If the same tenant renews the tenancy after the first term, we do not charge additional commission.
This service includes the following:
- Market appraisal and advice on preparation of tenancy and legal compliance.
- Marketing the property, arrange viewings, and negotiate offers between tenant and landlord.
- Referencing tenants – to include credit, employment and existing landlord/agent check.
- Prepare tenancy agreement for Landlord and tenant (for an additional fee).
- Receive first months’ rent, and deposit from tenants. Deduct agreed commission, in full, from the first months’ rent. Pay the balance to the landlord.
- Provide a statement to the landlord, for tax purposes.
- At renewal – negotiate tenancy renewal and potential rent increase, once the initial tenancy term has passed. Prepare new paperwork for landlord and tenant: £180.00 (Inc VAT.)
- The landlord will arrange and pay for pre tenancy compliance checks – Gas/Electric/Legionella. Along with the Inventory make, check in and cleaning.
- The landlord registers the deposit at the start of the tenancy, and deals directly with the tenant regarding the refund when the tenancy ends.
Additional (non optional) fees (Financial):
Interest on unpaid Commission: 3% above the Bank of England Base Rate from due date until paid.
Quarterly submission of Non Resident Landlords (NRL) statements/receipts to HMRC: £40.00 (Inc. VAT)
Annual income and expenditure schedule report to HMRC: £40.00 (Inc. VAT)
Other Fees/charges:
Overseeing property refurbishment. 8% of net cost (Inc. VAT by separate arrangement). Arranging contractor quotes, contractor access to property, ensuring work is carried out to Specification of Works.
Vacant Property Management (to be separately agreed with landlord): £40.00 (Inc. VAT) per visit. Undertake visual checks to inside and outside of property at frequency mutually agreed with landlord.
Deposit Transfer Fees: £24.00 (Inc VAT) per deposit.
For costs associated with legal compliance If landlord requests changes to a protected deposit during a tenancy.
Tenancy Deposit Dispute fee: £0.00 (Inc. VAT) per tenancy.
Applies where the Agent has protected the deposit only. Costs to prepare evidence to submit to the DPS (Deposit Protection Scheme), and deal with all correspondence.
